How to make your pool last twice as long in Pakenham: the maintenance schedule

What actually kills pools in Cardinia Shire

Very soft water. This is the big one and almost nobody knows it. Mains water across Cardinia Shire comes out of Melbourne’s protected catchments and is extremely soft, with calcium hardness commonly under 20 parts per million from the tap. Water that low in calcium is hungry: it pulls calcium out of whatever it can reach, which means etched pebblecrete, grout washing out of tiled waterlines and pitted plaster. Every pool here needs calcium added deliberately and held at 150 to 250 ppm on a concrete interior and 100 to 200 ppm on fibreglass. Calcium chloride is about $45 for 10kg. A resurface is $10,000 to $18,000.

Summer heat. Pakenham runs several degrees hotter than bayside Melbourne on a northerly, and pool water sits above 28°C from mid December into March. Warm water plus strong UV burns chlorine off fast, which is why stabiliser at 30 to 50 ppm matters here far more than it does in a shaded coastal backyard.

Frost. The flip side. Pakenham and the Cardinia foothills get genuine frosts through July, with mornings near zero. Reactive clay and gum litter. The Casey and Cardinia growth corridor sits on reactive clay, so shells, coping and paving move with the wet and dry cycle, and an emptied pool over a wet winter can lift out of the ground. The older streets in Beaconsfield and Officer add a heavy eucalypt leaf and bark load: tannin stains fibreglass brown, drops pH, and feeds the phosphate that algae lives on. The cost of neglect, in actual numbers

Skipping a summer of $110 fortnightly visits saves about $770. Here is what it typically buys you instead: $250 to $600 for the green pool recovery, $220 to $580 for filter media blinded by dead algae, and often $580 to $1,200 for a salt cell that scaled up and gave up early because nobody was checking the calcium or the salt level. That is $1,050 to $2,380 to get back to where you started, on top of three weeks of a pool nobody can swim in over the exact fortnight the kids are home.

The slower damage is the one that hurts. Chronically low calcium in soft Cardinia water quietly etches a pebble interior, and etching is not repairable in place. Running a pool five years out of balance can bring a $10,000 to $18,000 resurface forward by five to ten years, which in present-day money is $1,000 to $2,000 a year of hidden cost. Sustained low pH does the same to grout and to the metal parts inside a heater. None of it shows up until it is a big invoice.

What voids a manufacturer warranty

  • Emptying a fibreglass shell without the manufacturer’s written approval. This is the number one shell warranty killer and it is entirely avoidable.
  • Water outside the stated chemistry range. Interior finishes, heaters and chlorinators all come with a required band, and the manufacturer will ask for 12 months of dated test results before they honour a claim. No records, no claim.
  • Unlicensed electrical work. Pool equipment must be wired by a licensed electrician to the Australian wiring rules, AS/NZS 3000. Anything else voids the equipment warranty and gives your insurer a reason to decline.
  • Running the pump dry, or with a blocked filter. Cavitation damage is visible when the pump is stripped and it is treated as misuse.
  • Cleaning a salt cell too aggressively. Repeated strong acid baths strip the coating off the plates and shorten cell life to two seasons. Dilute properly and only when it needs it.
  • Missing the required annual service where the manufacturer specifies one, which is common on heat pumps and gas heaters.

When you do not need us
